Services Offered

At Grant Bulloch Architect, we offer a comprehensive range of architectural services, from initial concept design and feasibility studies to project management and construction administration. Our services are split up into several Work Stages, which align with the various stages of the project's progression.

*Preparing the Design*: During this stage, we advise clients on statutory controls and procedures that may apply to their project, such as Planning Applications, Building Regulations, Health and Safety, and other relevant requirements. We can deal with the necessary authorities on the client's behalf.

*Preparing to Build*: After obtaining the necessary approvals, we prepare more detailed drawings, technical specifications, and recommend an appropriate form of building contract.

*Tenders*: We can prepare and manage the tender process, including evaluating contractors' proposals, conducting interviews, and recommending a contractor for the project.

*Construction*: During this stage, we provide construction administration services, including issuing instructions, reviewing shop drawings, and certifying payments.

*Post-Construction*: Following completion of the project, we can provide post-occupancy evaluation, maintenance advice, and other post-construction services.

At Grant Bulloch Architect, we understand that many people may not have experience with building projects and will require help and advice throughout the process. We provide guidance on securing the required local authority consents and permissions, ensuring that the project meets all relevant regulations and requirements.

Planning Consents and Building Warrants

Our services include making applications for Planning consents and Building Warrants on the client's behalf. While we cannot guarantee that Planning consents will be approved, our firm has maintained an extremely high success rate in the past.

We assist clients in obtaining the following consents and permits:

*Planning Permission*: Alterations to the exterior of a property may or may not require Planning Permission, depending on the size and location of the proposals. However, if the property is in a flatted building or is situated in a Conservation Area, or if there are plans to change the property's use, Planning Permission is typically required. It is advisable to secure a Certificate of Lawful Development for added assurance.

*Listed Buildings Consent*: If the property is listed, most alterations or extensions will require Listed Buildings Consent. Minor internal alterations that do not affect any features may not require it, but if it is required, an application must be made, typically concurrently with the Planning Application.

*Other Planning Consents*: Occasionally, other Planning Consents may be required, such as Tree Preservation Orders, Advertisement Consents, or Licences for Alterations. These will be identified and addressed early in the project.

*Building Warrant*: A Building Warrant is necessary for any significant construction work. Technical drawings and specifications must be prepared in a format acceptable to the Local Authority, and once assessed, the Building Warrant is granted, enabling the project to proceed.

Additional Consultants

Depending on the scope and complexity of the project, additional consultants may need to be engaged, including:

*Structural Engineer*: For projects involving structural changes or new construction.

*Quantity Surveyor*: A cost consultant who provides accurate construction cost estimates.

*Mechanical and Services Engineer*: Specialist engineers for larger or more complex projects.

*Land Surveyor*: For site or existing building surveys before design work begins.

*Principal Designer*: Oversees Health & Safety issues for projects with more than four persons on-site for over 30 days, 500 person-hours, or involving demolition.

Grant Bulloch Architect can advise on which appointments are likely necessary and assist in obtaining fee proposals.
