Business Details
Atlantek Architects is a design-driven architectural practice based in Cornwall, founded by Rob Simmonds and Simon Boulton. With over twenty-five years of combined expertise in design, planning consultancy, and project delivery throughout Cornwall and the South West, we take pride in offering bespoke architectural solutions that respect context, heritage, and landscape. Our lead architect, Rob, is ARB-registered, ensuring each project is managed with professionalism, accountability, and precision. By maintaining a deliberately small studio, we provide a tailored service that enables close collaboration with every client, whether we are designing a new build, extending a property, or sensitively restoring a listed building. Our work often takes place in Cornwalls most distinctive settings, from protected landscapes and coastal zones to characterful town centres.
At the heart of our approach lies a commitment to contextual, sustainable, and imaginative design. We respond to the local environment and materials, embrace energy-efficient strategies, and foster open collaboration with clients and consultants. Living and working in Cornwall gives us an intimate understanding of the countys planning frameworks and environmental challenges, helping us guide clients confidently through each stage from concept and planning consent to detailed design and construction. Working exclusively in 3D using Autodesk Revit, we deliver coordinated, transparent, and efficient processes that enhance both quality and value.

Services
Planning and Listed Building Applications
We manage sensitive, well-justified planning and listed building applications for smooth approval by local authorities. Our expertise covers complex heritage constraints and coastal policy requirements across Cornwall. Clients benefit from a streamlined process that maximises consent potential while preserving architectural integrity.
Building Regulation Applications
We produce fully compliant drawings and specifications for timely Building Control approval on all project types. Our detailed technical packages ensure full regulatory compliance while maintaining the design intent throughout construction. This service reduces risk and avoids costly delays during the build phase.
Construction Contract Administration
We oversee construction progress, quality, and craftsmen to ensure delivery matches approved plans precisely. Regular site inspections and valuation certifications protect client interests throughout the entire build contract period. This hands-on management guarantees the finished building reflects the agreed design and specification.
Feasibility Studies and Concept Assessments
We analyse planning, access, and budget constraints to define site potential before any design work begins. Our appraisals identify opportunities and risks, enabling informed investment decisions for clients. This early clarity prevents abortive costs and shapes a viable project strategy from the outset.
Project Appraisals
We assess planning policy, location constraints, and opportunities to guide client investment decisions effectively. Our detailed reports provide clear insight into development viability across Cornwall's diverse geographical contexts. Clients gain confidence to proceed with a robust understanding of real site-specific possibilities and limitations.
