Initial Consultation
In the initial consultation, we focus on clarifying the project brief and outlining the scope of services. A letter of appointment accompanied by a RIBA Fee Proposal will be issued for consideration. Each step will be explained in accordance with the RIBA Plan of Work, establishing a clear framework for our professional engagement.
Measured Survey
We prepare measured surveys to ensure precise documentation of existing buildings, utilising a topographical land survey from a qualified local surveyor. Preliminary drawings generated from this data, typically including plans, sections, and elevations, provide a clear starting point for design considerations. These documents support budgeting exercises and preliminary engagement with contractors or planning officials as required.
Building Regulations
For any required planning application, we produce and submit detailed presentation drawings to the Local Planning Authority. We maintain active liaison with the appointed case officer to address any concerns efficiently. Statutory determinations take eight weeks, and consents are valid for three years. Properties within Conservation Areas or listed status need additional supporting materials, which we frequently prepare and submit.
Working Drawings
We specialise in providing working drawings that may be fully detailed or selectively produced to highlight key components. Our approach ensures that bespoke elements are clearly defined, supporting accurate construction and enabling clients to maintain control over essential design features.
Contract Administration
Choosing whether an Architect is necessary to manage your construction contract is a key decision prior to approaching a contractor. Our services include advising on contract negotiations and conducting competitive tendering. We administer the tender process and offer ongoing guidance, ensuring that all contractual procedures are handled meticulously and in a manner that safeguards the clients interests.
Site / Contract Administration
Our service offers management of your building contract, including attending site meetings and certifying completed work. We can either remain involved throughout the entire process or assist at key phases according to your preference. Flexible arrangements allow you to request our expertise exactly when it is required, ensuring efficient project oversight.

Nigel was so great helping me and my partner on our new home plans. A small first floor extension for a bathroom and a loft extension for an extra room. We knew so little of the process but Nigel patiently guided us through the whole planning thing, decisions to make and outcomes to expect, and then managed the whole process on our behalf with regular updates. He then set us up with profession contacts to take things forward.
